ADU Construction in Los Angeles, Ventura County, and the Bay Area

AAA All Star Construction Inc. builds accessory dwelling units for homeowners who want rental income, space for family, or a home office. We are a licensed California general contractor (CSLB #1018926, Class A and B) with offices in North Hollywood and Santa Clara.
We work from your plans or coordinate with your designer, then manage construction from foundation to final inspection.
ADU types we build
Detached ADUs. A separate backyard unit with its own kitchen, bathroom, and entrance.
Garage conversions. Turning an existing garage into a legal living unit, often the fastest and most affordable option.
Attached ADUs and additions. A unit connected to the main house with its own entrance.
Junior ADUs (JADUs). A unit of up to 500 square feet created inside the existing home.
Our process
Site visit and feasibility review. We look at your lot, access, utilities, and existing conditions, and discuss what your city is likely to allow.
Plans and permit submittal. We coordinate with your architect or designer and the building department. The city or county decides approval and sets review times.
Written contract and schedule. Scope, price, payment schedule, and exclusions are in writing before work starts. Any change is handled by written change order.
Construction and inspections. Foundation, framing, utilities, finishes, and each required city inspection.
Final inspection and walkthrough. We walk the finished unit with you and hand over warranty and closeout documents.
What changed in California ADU law for 2026
Several state laws took effect on January 1, 2026. Under SB 543, ADUs of 750 square feet or less are exempt from development impact fees, and cities must decide whether an application is complete within 15 business days. AB 1154 limits the owner occupancy requirement to junior ADUs that share a bathroom with the main house. Local rules still vary, so we review your specific property before you commit.
Fire rebuilds
For homeowners rebuilding after the 2025 Los Angeles fires, AB 462 allows a permitted detached ADU to receive a certificate of occupancy before the main house in qualifying disaster areas. Ask us about building your ADU first so your family can return sooner.
FAQ
How much does an ADU cost? Cost depends on size, type, site conditions, utilities, and finishes. A garage conversion usually costs less than a new detached unit. We give a written estimate after a site visit.
How long does an ADU take? Construction time depends on the size of the unit, plan approval, inspections, and material lead times. We give you a written schedule once plans are approved, and we explain what could affect it.
Do I have to live on the property? Under state law starting in 2026, the owner occupancy requirement applies to junior ADUs that share a bathroom with the main home. Check your city's current rules, and we can walk you through them at the site visit.
Can I rent out my ADU? Yes, in most cases. State law requires ADU and JADU rentals covered by these rules to be longer than 30 days, so short term rentals are generally not allowed.
Who pulls the permit? Responsibility for plans, engineering, and permits is set out in your written contract. We coordinate with the building department, and the city makes all approval decisions.
